Why HOA boards choose us

A CONTRACTOR YOUR BOARD TRUSTS

HOA pavement projects live or die on communication. Residents want to know when they can drive on their street, when to move their car, and who to call. Our job is to make that answer clear, and then keep the crews on schedule so the answer stays true.

Board-friendly communication

We meet with the HOA board, produce a phasing map, and provide door-hanger and email notice templates residents actually understand.

Homes stay accessible

Placement is scheduled block-by-block. Residents get published windows for when to move vehicles and when they can drive on the surface.

Fast cure for residential traffic

Type II slurry typically re-opens to passenger cars in 1–3 hours. Micro-surfacing can reopen in under an hour when the calendar is tight.

Driveway aprons handled cleanly

Where private drives meet HOA streets, we mask, straight-edge, and match slurry to concrete or existing driveway pavement, no ragged transitions.

One accountable contractor

American Asphalt crews, pavers, distributors, and striping trucks, no brokered sub-tier crews rotating through your neighborhood.

Reserve-study friendly cycles

Slurry seal is the lowest-cost preservation treatment in the pavement toolbox, priced and cycled to fit reserve studies and board budgets.

How we deliver

From Board Walk to Restripe

Every community project follows the same disciplined sequence, scope, phase, notify, prep, place, so residents always know what's happening on their street and when they can drive on it.

A short field video from an American Asphalt slurry placement, the same spec-controlled process we run on HOA and community streets.

  1. 01
    Step

    Board walk & scope

We meet the board on-site, quantify streets and lots, identify problem areas, and confirm access, gate codes, and staging.

  2. 02
    Step

    Phasing plan & notice

A block-by-block phasing map is prepared with placement windows. Door-hanger and email notice templates are provided for 72-hour resident notification.

  3. 03
    Step

    Prep, patch & crack seal

Failed sections are saw-cut and patched, cracks are sealed to ASTM D6690, and driveway aprons, valleys, and manholes are masked.

  4. 04
    Step

    Slurry, cure & restripe

Continuous-run slurry placement, cure, and any required striping. Streets re-open per the published schedule with a written warranty and photo close-out.

Standards & compliance

PUBLIC-WORKS SPEC, PRIVATE STREETS

HOA streets carry every truck, delivery van, and moving trailer that visits your community. We build each slurry and micro-surfacing mix to the same published standards we use on ADOT and MAG public streets, because private community pavement deserves the same performance.

ISSA A105 – Slurry Seal

Mix designs, aggregate gradations, and application rates delivered to the International Slurry Surfacing Association A105 recommended performance guideline.

MAG Section 336

Public-works slurry mix and placement standards applied to private HOA streets, the same spec that governs Phoenix-metro public roads.

ISSA A143 Micro-Surfacing

Available when a heavier-duty, longer-life surface is warranted, for entrance drives, guardhouse aprons, or streets with heavier daily traffic.

ROC 155730 / 109709 / 105759

Licensed by the Arizona Registrar of Contractors for asphalt paving, seal coating, and general engineering work, bonded and insured statewide.

Insured for HOA Contracts

Commercial general liability, auto, workers' comp, and excess liability certificates issued directly to the HOA or management company on request.

MUTCD-Based Traffic Control

Cones, signage, and flagging on private community streets follow MUTCD conventions so residents and guests get consistent, predictable direction.
