About American Asphalt
About American Asphalt
Who Is American Asphalt?
+
American Asphalt is a family owned commercial asphalt paving, slurry seal, sealcoating, concrete, and ADA contractor based in Phoenix, serving property owners, HOAs, general contractors, and municipalities across Arizona for more than thirty years. The estimator who scopes your project works for us, not for a call center.
What Areas Of Arizona Do You Serve?
+
We work throughout the Valley and statewide, including Phoenix, Mesa, Chandler, Gilbert, Tempe, Glendale, Scottsdale, Avondale, Buckeye, Queen Creek, Apache Junction, Sun City, Anthem, Fountain Hills, Casa Grande, Tucson, Prescott, and Flagstaff. See the full list on our service area pages.
Are You Licensed, Bonded, And Insured?
+
Yes. American Asphalt is a licensed, bonded, and insured Arizona contractor, and we carry the coverage required for commercial, HOA, and public agency work. Certificates are provided with every bid package on request.
Do You Offer A Warranty?
+
Every American Asphalt project carries a two year warranty on workmanship. That warranty is one of the reasons we scope the repair the pavement actually needs rather than the cheapest treatment that will get us through the bid.
Do You Self Perform The Work?
+
Yes. Paving, milling, grading, slurry seal, sealcoating, crack sealing, concrete, ADA improvements, and striping are performed by our own crews and equipment. One contractor, one schedule, one point of accountability.
What Types Of Clients Do You Work With?
+
Commercial property owners and managers, retail and industrial centers, HOA and residential communities, general contractors, school and medical campuses, and municipal and DOT agencies across Arizona.

Estimates And Scheduling
Estimates And Scheduling
How Do I Request An Estimate?
+
Call our Phoenix office at 602-256-7376, email reception@amasphalt.com, or submit the form on our contact page with the property address, approximate square footage, and what you are seeing on the pavement. We schedule a site walk from there.
Is The Site Walk And Estimate Free?
+
Yes. Site walks and written estimates for commercial pavement work are provided at no cost. You receive a scope that lists the areas, treatments, thicknesses, and quantities rather than a single lump sum number.
How Fast Can You Get On Site?
+
Most site walks are scheduled within a few business days. Scheduling of the work itself depends on scope, weather, and current backlog, and we give you a realistic window rather than an optimistic one.
What Should I Have Ready Before The Walk?
+
Property address and access details, an idea of your timeline and budget range, any tenant or operational constraints such as loading docks or medical entrances, and the date of the last paving or sealcoating if you know it.
Can You Phase Work So My Property Stays Open?
+
Yes, and for most commercial properties we do. Work is broken into phases along drive aisles so entrances, fire lanes, and a share of the parking stay usable, with tenant notice provided by phase.
Do You Work Nights Or Weekends?
+
When a property cannot lose daytime access we schedule night and weekend work. It is planned into the bid rather than added later.

Paving And Repair
How Long Does New Asphalt Take To Cure?
+
Passenger vehicles can generally return within twenty four to forty eight hours depending on mat thickness and temperature. In Arizona summer heat the surface stays soft longer, so heavy trucks, dumpsters, and trailer jacks should wait longer. We give you specific dates for your project.
Should I Patch Or Repave?
+
If failures are isolated and the surrounding pavement is sound, full depth patching is the right call. If cracking is widespread, water ponds, or the base is moving in multiple areas, patching becomes a recurring cost and a mill and overlay is the better value.
What Is Full Depth Repair?
+
The failed asphalt is saw cut and removed, the aggregate base is inspected and corrected or replaced, then new asphalt is placed and compacted in lifts. It fixes the cause rather than covering it, which is why it outlasts a surface patch.
Do You Handle Grading And Drainage Problems?
+
Yes. Standing water is the leading cause of pavement failure in Arizona, and we correct slope, regrade, and adjust drainage as part of the scope when the site requires it.
Can You Adjust Manholes And Water Valves?
+
Yes. Utility adjustments to bring manholes, valve covers, and cleanouts to the new finished grade are a standard part of our paving and overlay scopes.
What Is Milling And When Is It Needed?
+
Milling removes a controlled depth of existing asphalt so a new mat can be placed without raising grade. It is needed anywhere curb reveal, door thresholds, or drainage would be affected by simply overlaying.

Sealcoating, Slurry Seal, And Maintenance
Sealcoating, Slurry Seal, And Maintenance
How Often Should A Lot Be Sealcoated In Arizona?
+
Most Valley commercial lots need sealcoating every three to four years. High traffic retail, drive throughs, and truck routes are at the short end of that range, while lower traffic office and industrial lots can often go four to five years.
What Is The Difference Between Sealcoating And Slurry Seal?
+
Sealcoating is a thin protective film that blocks UV and oxidation on pavement that is still sound. Slurry seal is a designed mix of aggregate and emulsion that places a new wear course, fills surface voids, and restores skid resistance. Slurry does more, and costs more, than a coating.
How Long Should I Stay Off Fresh Sealcoat?
+
Typically twenty four hours for passenger traffic in Arizona conditions, sometimes less in peak summer heat. We provide exact reopening times per phase and set barricades and signage accordingly.
When Should Crack Sealing Be Done?
+
Late winter through spring, before monsoon season. Cracks are near their widest in cooler weather so hot pour sealant penetrates to full depth, and the work is complete before the first storms push water into the base.
Do You Offer Ongoing Maintenance Programs?
+
Yes. We build multi year schedules that sequence inspection, crack sealing, patching, sealcoating, and striping so pavement spending becomes a planned line item instead of an emergency.
Can Sealcoating Fix Cracks Or Potholes?
+
No. Sealcoat is a surface film. Cracks are sealed first with hot pour rubberized sealant and failed areas are patched before any coating is applied, or the defects reappear within a season.

Striping, ADA, And Concrete
Striping, ADA, And Concrete
Do You Restripe After Paving Or Sealcoating?
+
Yes, striping is included in the scope. It is also the cheapest opportunity to correct stall counts, traffic flow, fire lane marking, and ADA layout instead of simply copying the old lines.
How Do I Know If My Lot Is ADA Compliant?
+
The common failures are stall count, access aisle marking and location, signage height, curb ramp slope, and stall cross slope exceeding two percent. We measure all of it during the site walk and give you a written list of what needs correction.
Do You Install Curb Ramps And Detectable Warnings?
+
Yes. We build compliant curb ramps, landings, and truncated dome detectable warning surfaces, and we tie them into the accessible route so the correction actually passes review.
Do You Do Concrete Work As Well As Asphalt?
+
Yes. Curbs, gutters, sidewalks, valley gutters, dumpster pads, and equipment pads are self performed, which keeps concrete and asphalt on one schedule instead of two contractors waiting on each other.
Can You Install Bollards And Signage?
+
Yes. Bollards, wheel stops, pole mounted signage, and post installations are handled with the striping and layout scope so the property is finished in one mobilization.
How Long Does Striping Paint Last?
+
Typically two to three years on Arizona commercial pavement depending on traffic and sun exposure. High traffic aisles and fire lanes fade first, and most properties restripe on the sealcoating cycle.
