Crack Sealing & Filling Services in Arizona
Hot-rubberized asphalt crack sealing and cold-applied crack filling that stops water intrusion, prevents potholes, and extends pavement life, self-performed by in-house crews and backed by a 2-year workmanship warranty.
STOP CRACKS BEFORE POTHOLES
Cracks in asphalt are more than a cosmetic issue, they're the first sign of deterioration, and the doorway that lets water reach the base and destroy the mat from the bottom up. Crack sealing is the most cost-effective preventive maintenance treatment in the industry, and in Arizona's heat-cycled climate it's what separates a 20-year lot from a 10-year one.
American Asphalt is a family-owned and operated contractor that has been performing commercial crack sealing across Arizona for more than 30 years, from Phoenix and Scottsdale parking lots to Mesa and Chandler industrial yards. Every project uses hot-applied rubberized sealant meeting ASTM D6690, routed reservoirs where required, and the same in-house crews from mobilization through traffic reopening. For the best long-term finish, most commercial owners pair crack seal with a squeegee-applied sealcoat on the same maintenance cycle.
- Hot-rubberized (ASTM D6690) & cold-applied fillers
- Rout, clean, and seal on working cracks
- Joint sealing between pavement sections
- Rapid reopening, 30–60 minutes typical
- MUTCD-compliant traffic control on public work
- 2-year workmanship warranty on crack seal

YOUR BEST MAINTENANCE DOLLAR
Every open crack is a funnel for water, dust, and vegetation. Left alone, a $2-per-lineal-foot crack seal becomes a $12-per-square-foot patch, and eventually a full-depth reconstruction. Do it on schedule and the asphalt keeps performing.
Stops water damage at the source
A sealed crack blocks the water infiltration that erodes the base, freezes and thaws, and turns hairline cracks into potholes and full-depth failures.
Extends pavement life by years
Routine crack sealing can add 3–5 years of service life to an asphalt surface, the single most cost-effective preventive maintenance dollar you can spend.
Flexes with Arizona heat cycles
Hot-applied rubberized sealant expands and contracts with the mat through 100°F+ daily swings, staying watertight where rigid fillers would crack again.
Reduces trip & liability risk
Open cracks are trip hazards for pedestrians and tire hazards for vehicles. Sealing removes both and keeps ADA-compliant surfaces defensible.
Prepares surface for sealcoat
Crack sealing is the required first step before any sealcoat or slurry treatment, do it right and the overlaying finish lasts significantly longer.
Fraction of full-repair cost
Crack sealing costs a fraction of a mill-and-overlay per lineal foot. Doing it on schedule keeps small problems from turning into six-figure reconstructions.
CRACK SEALING CONTRACTOR
From a single residential driveway to a multi-property HOA or municipal crack seal program, we self-perform every step, mapping, routing, cleaning, hot-pour or cold-fill application, and traffic control, with in-house crews and equipment we own and operate. When cracking is too severe or widespread for sealant alone, we scope it as asphalt patching and repair instead so you're not paying for a treatment that won't hold.
- Hot rubberized crack sealing (working cracks)
- Cold-applied crack filling (surface cracks)
- Routing & sealing for maximum bond
- Joint sealing between pavement sections

Commercial lots, industrial yards, HOA road networks, residential driveways, municipal streets, and multi-year pavement preservation programs, all self-performed with our own crews and kettles.

MAP, ROUT, SEAL
A crack seal only performs as well as its prep. Skipping routing, leaving moisture in the reservoir, or under-heating the sealant is what makes a seal fail early, so we don't. Every crack seal runs on the same disciplined sequence.

- 01Step
Site walk & mapping
We walk the pavement, map crack types (transverse, longitudinal, block, edge), measure widths, and confirm the right sealing method for each.
- 02Step
Rout & clean
Cracks are routed to a consistent reservoir where required, then heat-lanced, air-blown, and cleared of dust, moisture, and vegetation so sealant bonds.
- 03Step
Hot-pour or cold apply
Hot-applied rubberized sealant is melted in oil-jacketed kettles and placed at spec temperature; minor surface cracks are cold-filled where appropriate.
- 04Step
Detack & reopen
Sealant is squeegeed flush, sanded or detacked to prevent tracking, and traffic is reopened, typically within 30 minutes to one hour after placement.
CRACK SEAL PLACED TO SPEC
Every crack sealing scope we place is applied to a published material and workmanship standard. Below are the specifications and credentials most commonly referenced on the commercial, HOA, and public-agency crack seal work we perform.
ASTM D6690 – Hot-Applied Sealant
Hot-applied joint and crack sealants for asphalt and concrete pavements meeting ASTM D6690 Type I–IV classifications for elasticity, softening point, and bond.
ASTM D5078 – Cold-Applied Sealant
Cold-applied crack fillers for minor asphalt surface cracks meeting ASTM D5078 standard specification for asphalt-emulsion crack-filler material.
FHWA Crack Sealing Best Practices
Rout, clean, and seal placement follows FHWA and Strategic Highway Research Program (SHRP) crack sealing and filling best-practice guidance.
ROC Licensed & Bonded
Licensed by the Arizona Registrar of Contractors under ROC 155730, 109709, and 105759, bonded, insured, and cleared for commercial contracts statewide.
2-Year Workmanship Warranty

MUTCD Traffic Control
Traffic-control plans built to the Manual on Uniform Traffic Control Devices with ATSSA-certified supervision on public roadway crack seal work.
